Maintenance Plans

Seasonal HVAC maintenance in Fort Worth and North Texas

Most mid-summer and mid-winter breakdowns are preventable. Two seasonal visits — cooling in the spring, heating in the fall — catch the worn part while you can still live without the system for a day. Call 817-237-8028 for current plan options.

An HVAC system almost never fails on a mild day. It fails in the first real heat of July or the first hard freeze of January, because that’s when it’s asked to run hardest — and the part that gives out has usually been marginal for months. Seasonal maintenance is simply the habit of looking for that part before the weather finds it for you.

Lawrence Air Conditioning & Heat has been family owned and operated since 1989, and we service every major brand, whatever equipment is already in your home. Below is exactly what our seasonal visits cover, so you can see what you’d be getting rather than guessing.

What a spring cooling tune-up covers

Our cooling tune-up is a 13-point check of the parts that actually fail:

  • Inspect air conditioner unit coils
  • Check A/C refrigerant level
  • Lubricate moving parts
  • Check amperage
  • Check air filter
  • Check temperature drop
  • Clean outdoor air conditioner coil
  • Check dual run capacitor
  • Return air integrity test
  • Condensate drain treatment
  • Flush condensate drains (if needed)
  • Check safety devices
  • Check electrical connections

What a fall heating tune-up covers

The heating visit is a different list, and a good deal of it is safety rather than comfort:

  • Inspect furnace heat exchanger
  • Check limit controls and safety devices
  • Check for gas leaks
  • Check for carbon monoxide
  • Check heat strips
  • Clean burners (in place)
  • Check air filters and blower capacitor
  • Check amperage and test gas pressure
  • Check temperature (supply & return)
  • Confirm proper furnace operation

The full heating list and what each check is looking for is on our heating & furnace service page.

Why timing matters more than anything else

The value of a tune-up is almost entirely in when it happens. A weak capacitor found in April is a scheduled part swap; the same capacitor in July is a hot house, a wait for a technician and a system that’s been straining for weeks. The cooling visit belongs in spring, before the first long run of hot days, and the heating visit belongs in fall, before the weather turns.

Regular maintenance is also the simplest way to avoid paying for repairs and installations you weren’t planning for. If you’re trying to decide whether it’s worth it, maintenance vs. repair walks through the trade-off, and how to know if you need service covers the symptoms worth acting on.

How to set one up

We don’t list plan pricing here, because the right arrangement depends on how many systems you have and what’s in the house. Call 817-237-8028 and ask for current maintenance plan options — you’ll talk to the family that owns the company, and we’ll tell you plainly what a visit covers and what it costs. You can also request an appointment online, or send us a message.

Already have a system that isn’t behaving? Start with AC repair or heating repair instead — a tune-up isn’t the right first visit for a system that’s already down. Check current specials before you book.

Get ahead of the next season.
